Booking Your Stay

To book, please carefully read the terms and conditions, and any other paperwork provided. If you are happy, please complete the online booking form or email us 

To reserve your holiday date, we require a non-refundable holding fee of £80. Then the full payment of the holiday is due 6 weeks before your holiday date (we accept payments by instalments). Once the holiday has been paid in full, the holding fee turns into a security deposit and we send your guest information paperwork. Your £80 security deposit is in addition to the holiday price and is refundable within 48 hours of your scheduled check-out date, after deducting any damages or losses if applicable. If damages/loss exceed the deposit amount, you will be invoiced the difference. It is very rare to keep part of the security deposit as we encourage guests to speak to us if there’s a problem

Example – holiday price is £500: £80 is paid to reserve your date. A further £500 is due 6 weeks before the first day of your holiday so £580 is paid in total. Providing you leave the caravan in the same condition as you left it, you will receive your £80 deposit back within 48 hours of the last day of your holiday

Your dates are not reserved until the security deposit has been paid and we have received your booking details. If the full holiday payment is not made 6 weeks before your arrival, your dates are no longer secure and you may lose your holding fee

Cancellations & Refunds

Please carefully consider the cancellation policy when making your holiday booking:

  • We strongly encourage guests to get travel insurance to cover any potential issues
  • If the park has to close or we are unable to provide a caravan for your stay, you will get a full refund including deposit. If the park closes during your stay, you will be refunded pro-rata for the time missed, calculated per night missed. For example – you pay £400 Mon-Fri (4 nights) but have to leave Wednesday due to park closure, you will get £200 refunded plus your deposit. If there’s an issue with your caravan we would try to move you to continue your holiday with the least disturbance possible
  • Cancellation by guest over 6 weeks in advance– full refund except £80 holding fee, which can be moved to a different date, more than 1 change incurs a £80 admin fee
  • Cancellations within 6 weeks of your break– no refunds but we do try to find a replacement guest and you will be refunded as much as we can recoup, minus your £80 deposit which is an admin fee. For example – your holiday is £600 plus £80 deposit, you are unable to come and as you told us 2 days before arrival we advertise as a last minute deal, we book for £400 so you are refunded £400 and we also keep the £80 deposit as an admin fee and £200 price difference, if we were unable to find a last minute booking then you would only get the £80 deposit, but if we find someone willing to pay full price then you get a full refund minus £80 deposit
  • If you find a replacement guest with no issues or changes, we are happy to update the booking details to reflect new guests and move the payments to the replacement booking
  • If you break Haven or our owner rules you will be evicted from the site immediately with no refund including deposit
  • If you decide (or are told) to leave early, you are not entitled to a refund except the £80 security deposit
  • If you are unhappy with the caravan or park, we will work with you to help resolve issues but will not refund if you decide to leave early

Check-in/Out

Check in is 2pm on the first day of your holiday, check out is 10am on the day of the last holiday. Please follow the check-in/check-out checklists on the Guest Info

If there are any problems when you arrive or during your stay, you need to contact us immediately to give us a chance to rectify. Although we keep our caravans clean, we do not expect guests to climb on top of cupboards or check air vents etc and would suggest anyone expecting more than a family home to book a more expensive pet free lodge. You are booking a family home with the associated perks. We have usual wear and tear you would expect from a caravan

Entertainment Fun Passes

When you book with us, please send us the full details using our online booking form or by email. We register your arrival with Haven and you are able to purchase passes in advance. You are then able to book activities before your arrival. If you do not receive an email from Haven within 24 hours of paying your deposit and sending your booking details, please contact us

During Your Stay

Please treat our home, neighbours and Haven with respect. We reserve the right to evict anyone breaking park & our rules without warning. If you experience issues, please contact us immediately so we can rectify. If you have an electric vehicle, do not charge your car at the caravan, there are charging points in the main car park and lots of places around Exmouth

If there is an issue with the caravan, we will instruct Haven to fix it ASAP unless it can wait until you leave. You can arrange a convenient time if you want to be in or out, Haven will do their best not to disturb your stay

Electric cars can’t be charged at the caravan, so please plan accordingly

Smoking

Strictly no smoking or vaping is permitted in the caravan. You are welcome to smoke outside but please clean up afterwards. Our cleaner is not responsible for cleaning outside and if she is required to do so the extra charge is your responsibility. So please collect any cigarette butts from the ground and clean out the ashtray. Shish pipes are not permitted. Breaking these rules incur a £1000 fine plus any damages

Pets

We charge an additional £10 if you would like to bring your well behaved dogs, to cover for the additional wear and tear. Please clean up after them and keep them off furniture. Guests are liable to pay for any damages and excess mess in addition to this fee plus compensation. Haven do not permit dogs off their lead at any time and dogs are not allowed on the beach May-August, please visit Haven website or contact us for up-to-date information including a list of banned dog breeds. We charge £10 for dogs, and only allow 2 small or 1 medium/large, but no dogs who shed excessively. Please ensure we are aware that you are bringing dogs (and their breed) before booking

Strictly no cats are permitted. Other pets may be OK, but will need to be approved by myself and Haven in advance. DO NOT BRING ANY PETS WITHOUT ASKING US.

Accidental Damage/Repairs

If you experience any problems during your stay, please contact us immediately. In an emergency or if you are unable to call us, please ask Haven to try to contact us. We keep emergency cleaning supplies for any minor spills. If in doubt, contact us. We understand accidents happen and the sooner we know, the sooner we can fix it. Not reporting damage would be classed as malicious damage and is also harder for us to fix without it affecting or next guests – ruining another family’s holiday and costing more to rectify

When You Leave

We expect you to leave the caravan as you have found it. So no mess, bins emptied, no strong smells. If you bring pets, there should be no evidence they were there. We have a check-out checklist as a guide and we are happy to provide this before you book if you are unsure

You may not be able to enter the park if your car isn't registered. Electric vehicles can not be charged at the caravan but there are charging stations in the complex car park
